Why This Changed in 2024

Starting August 17, 2024, new rules went into effect that require agents to have a signed agreement with buyers before showing homes.

The big shift here is transparency.

Historically, the seller usually paid the buyer’s agent commission. That helped make it easier for buyers to afford representation. Now, the process is more clearly defined upfront so you understand exactly how your agent is being paid.

That doesn’t necessarily mean you’ll always pay your agent out of pocket — but it does mean we have to talk about it and put it in writing.

The short answer: it’s negotiable.
